  • All-inclusive memberships at Gateway Office Suites include: 

    • High-speed fiber internet

    • All utilities (electric, water, HVAC)

    • 1 designated parking space per office

    • Access to shared lobby and breakroom

  • All offices come unfurnished, so you can customize the space to suit your needs and style. However, we do offer furniture packages for an additional cost if you’re looking for a turnkey solution.

  • Yes. Your monthly membership includes all utilities – electricity, water, heating and cooling – at no extra charge. There are no hidden fees, so you can budget confidently and focus on growing your business.

  • The main entrance is open Monday through Friday from 8 AM to 5 PM. As a tenant, you’ll receive 24/7 building access via a key fob, and your private office is individually keyed for added security. To conserve energy, the building’s HVAC system runs in savings mode overnight, from 8 PM to 7 AM.

  • Absolutely. Gateway Office Suites was specifically designed for professionals who value focus and productivity. Each office is built with full-height walls, acoustical sealants, and fully ducted HVAC systems. While no workspace is completely soundproof, we’ve invested in construction methods that provide exceptional sound privacy and minimal noise transfer.

  • Renters insurance is optional but recommended. If you choose not to obtain coverage, we require a signed waiver releasing Gateway Office Suites from liability for personal belongings or damages.

  • Yes. A $300 security deposit is required at the time of membership signing.

  • Gateway Office Suites includes Spectrum gigabit fiber internet for all tenants. You’ll have access to lightning-fast speeds capable of handling video conferencing, large file uploads, streaming and more – ideal for professionals who rely on dependable digital tools.

  • All tenants enjoy access to our front lobby and breakroom, which features:

    • A communal refrigerator (cleaned weekly)

    • Two Keurig coffee machines

    • Plenty of seating for casual breaks or team chats. Please note: coffee pods are the responsibility of individual tenants.

  • We don’t provide communal printers or scanners. Tenants are encouraged to bring or lease their own equipment based on their business needs.

  • We do not offer shared receptionist or assistant services. However, our on-site operations manager is available approximately 16 hours per week to support day-to-day operations and help tenants with basic facility-related needs.

  • Phone service is not included in our memberships.

  • Yes. We maintain a professional tenant directory within the building to help visitors easily locate your business.

  • Our professional conference room is available to tenants at a rate of $50 per hour. Contact our on-site operations manager to check availability and reserve your time.

  • Our janitorial team maintains the common areas with daily tidying and weekly deep cleaning. Tenants are responsible for keeping their private offices clean and must dispose of their office trash in the exterior dumpster at least once weekly.

  • Each tenant receives a personal mailbox with a lock and key. When possible, deliveries are stored in a secure parcel locker. Packages left in the lobby are not monitored, so tenants are encouraged to retrieve deliveries promptly. Lost mailbox keys can be replaced for a fee, and keys must be returned at the end of your membership.

  • No pets are allowed inside the building. However, registered service animals are permitted in accordance with federal ADA guidelines.

  • Yes, each office includes one dedicated parking space. Gateway Office Suites also offers ample general-use parking for guests and additional vehicles. If you need more reserved spaces, please inquire.
